Daybreak’s governance

We grant residents intranet access after an approved sales offer or signed a lease for Daybreak property or rentals. The materials available on the intranet are more comprehensive and current than this externally-facing site. 

What governs Daybreak?

Our community is declared as a condominium complex and also as a cohousing community. As a condominium complex, we’re subject to our bylaws and relevant state and city laws. As a cohousing community we’re subject to community-approved rules, agreements, policies, and processes.

What are the governing bodies?

We have a Homeowner’s Association (HOA) and elected Officers of the Board of Directors (BOD). Because we’re also cohousing, we have some additional governing bodies, including the designated members of the BOD, Steering Team and other teams.

How is governance structured?

Governance responsibilities are distributed among residents, owners, and teams. 

  • All owners listed on a unit’s title are automatically members of the HOA. They can request in writing and obtain approval for temporary “inactive member” status in cases of illness or emergency. Other members of the household can also request in writing to join the HOA. All HOA members may participate in most, but not all, decisions.
  • The Board of Directors (BOD) officers are chair, secretary and treasurer. Officers are responsible for ensuring the Declaration and Bylaws are followed, signing certain documents, and notifying the community of the annual meeting.
  • We have 30 designated members of the BOD, represented by one person per household. The person designated by a household has an added responsibility to make a small number of critical decisions.
  • Daybreak’s Steering Team that determines/publishes the agendas for monthly and annual plenaries. Any community member can propose agenda items to the steering team for plenaries.
  • We have teams. Any community member can join any team. Most residents actively participate on at least two teams. Most day-to-day decisions are made by teams. Teams give updates at monthly plenaries and manage budgets. We have standing teams, ad hoc teams, informal teams and an elected team of board officers.
